Rejuvenation in West Yorkshire.

This project involved reworking and extending a generous town-house located in Leeds, West Yorkshire. An unused garage to the western side of the house is converted into a light-filled ‘Orangery’ space opening onto a new wrap-around terrace. A new ‘link’ extension to the rear integrates the new Orangery and provides a new direct connection between existing living spaces and garden.

Dingy garage to light-filled Orangery.

All living spaces in the existing house face north. So - the existing unused garage, to the western side of the house, is converted into a new Orangery space, with a west-facing aspect providing plenty of daylight and evening sun.

New roof windows, and the addition of fully glazed bi-folding doors, create a well appointed and light-filled space with direct access to a new wrap-around sun terrace.

New ‘link’ extension.

A new ‘link’ extension is also added which contains a new feature staircase. This links the new Orangery space to existing accommodation and creates a direct connection between existing living spaces, located at first floor level, and the garden which was another key objective for our clients.

A series of new terraces wrap-around the existing house and provide much-needed south-facing outdoor space. The roof of the new extension is designed as a roof terrace, reached from the master bedroom via new glazed sliding doors.

Virtue from adversity.

A Planning condition was imposed, requiring a 2 meter high screen on the western side of the roof terrace in order to reduce overlooking.

Our clients initial reaction was disappointment and the temptation to give up on the idea of a roof terrace.

However we proposed a design for a chunky timber ‘trellis’ structure, which provides a sense of enclosure - an outdoor room if you like - as well as lending the terrace a distinctly Mediterranean feel.

A slatted timber infill to the western side provides the screening required by the Planning Authority. Glass balustrades elsewhere ensure that the sun reaches the terrace from the south, and frames views of the woodland to the north.
